How much does it cost to paint the internal walls of a house with emulsion? What is a fair and reasonable price to pay a decorator/contractor to do this type of work? We have assumed that the contents of the room will be removed by the occupant, that any remaining large items will be placed in the centre of the room, well away from the walls that are to be painted. The carpet will be left in place and won’t be lifted (unless stated in the quotation).

The first two cost/price examples below do not include painting window sils, skirting boards or doors but they do include preparation, any minor repairs to the walls and two coats of good quality emulsion.

Factors That Can Affect the Price

Access issues, furniture that can’t be moved, obstacles such as chimney breasts, doors, windows and serving hatches etc can all slow down the work and therefore bump up the price significantly.

While there are several “One Coat” products on the market, these are usually targeted at the lazy homeowner/DIYer. A professional would almost always use two coats of quality paint. “One Coat” products are just thicker paint, it’s always better to apply two thin coats of paint than one thick one.

Example Cost 1 – Paint Walls to One “Average” Size Dining Room

The work involves cleaning the walls to remove any grease (using sugar soap) making good a few minor repairs with Polyfill wall filler and applying two coats of Dulux Emulsion. The contractor will pay for all the paint and other materials and include this in his original price quotation. The work should take around a day, perhaps a few hours the following morning will be needed to apply the second coat:

Example Cost 2 – Strip Wallpaper and Paint With Emulsion

As above, this work is to completed in an “average” sized dining room. The walls are however covered with wallpaper, so these walls take longer to prepare. The paper needs to be removed and the walls sugar soaped to remove any glue/adhesive. Filler will almost certainly be needed on several areas followed by a sand down. Paper lining is then papered to the walls and two coats of high-quality emulsion such as Dulux are then applied. The work will take two men around 2.5 days, perhaps a little longer depending on how easily the paper comes off the wall.

Example Price 3 – Move Furniture/Carpet and Also Paint Skirts, Window, Door and Ceiling

This cost/price is for “the lot”. That includes moving the furniture out of the room and lifting the carpet. The work then involves stripping wallpaper and preparing the walls with sugar soap, filler, a sand down and paper lining. The skirts, window frame and door are then lightly sanded back in preparation for painting with white undercoat and gloss. The walls and ceiling are painted with two coats of Dulux emulsion. The contractor will put the carpet back down and move all the furniture back in there for you too.

    Dear Building Team,

    We are in the process of buying a house, which requires initial work.
    We need below work:
    1. Chimney breast removal (both floors) and finishing the wall.
    2. Electrical rewiring
    3. Carpet removing and replacing with new carpet
    4. 1 Roof tile replacement
