When it comes to painting and decorating a room, how much you pay will depend on how much work you want to be completed:

  • The walls
  • Ceilings
  • Window frames
  • Skirting boards
  • Internal doors
  • If wallpaper needs to be removed
  • If walls need to be cleaned with sugar soap to remove stains from cooking or tobacco

In general, gloss work to skirting, window frames and internal doors takes longer, is more intricate work and costs more than rolling emulsion onto a wall.

In 2016 and again in 2018, we got in touch with dozens of decorators and firms in the UK.

We requested written prices from each of them.

Below you’ll find the results of our research into how much it costs to paint a room.

Assumptions We’ve Made

As no two projects are ever the same, we’ve made a few assumptions you should be aware of:

The contents of the room will be removed by the occupant, any large items will be placed in the centre of the room.

The first two price examples shown below do not include glossing window sils, skirting boards or internal doors. They do include the preparation, minor repairs and application of two coats of quality emulsion to the walls.

Project 1 – Cost to Paint The Internal Walls in an Average-Sized Dining Room

The price below is for a decorator to clean off any grease from the walls with sugar soap, make good some minor repairs with filler and apply two coats of quality paint such as Dulux Emulsion.

Project 2 – Cost to Strip Wallpaper and Paint The Walls With Emulsion

Wallpaper stripping takes time and adds extra cost to the project. The walls often need to be washed with sugar soap to remove adhesive and oils.

The price below is for a decorator to remove wallpaper and paint the walls in an average-sized dining room with emulsion.

One should note that wallpaper is sometimes very difficult to remove while in some homes, it simply peels off with ease.

  • Clean walls with sugar soap
  • Carry out any repairs
  • Rub down timber skirting boards, trims, doors and door frames
  • Apply two coats of emulsion to walls and ceiling

    Dear Building Team,

    We are in the process of buying a house, which requires initial work.
    We need below work:
    1. Chimney breast removal (both floors) and finishing the wall.
    2. Electrical rewiring
    3. Carpet removing and replacing with new carpet
    4. 1 Roof tile replacement
    5. Front area level increasing to make parking space

    Have a new house and whole house needs to be plaster skimmed only
