What’s Included in the Price (double check this)

Every quote is different and some installers will add extra costs while others will include the charges all-in-one figure.

For the avoidance of doubt, all of the prices on this page are for the following:

  1. Full measure up by the installer, just to make sure the correct amount of materials are ordered.
  2. Existing carpet lifted, removed and disposed of.
  3. Remove existing skirting boards and disposed of.
  4. Supply and install underlay.
  5. Acclimatise flooring for a few days at room temperature.
  6. Install flooring, threshold strips and pipe surrounds.
  7. Fit skirting boards, replace any that were damaged during removal and paint as required.
  8. Remove all waste material.

How Long Does it Take to Lay Wooden Flooring?

We asked all of our chosen wooden flooring installers how long they thought it would take to install the wooden flooring boards. The average time was 1.5 days for 27 square metres with carpet to rip up and skirting boards to refit. This doesn’t include the initial measuring up or the time it takes the wooden boards to acclimatise before installation.

We assume that the rooms are all square and there are no diagonal cuts which add extra time to the project.

Our Quotes

We asked our chosen installers to quote for two types of wooden flooring to a front room and small ground floor hallway with a total of 27 sq metres.

Our first quote was for a relatively cheap laminate flooring. The second quote was for a mid-range quality oak flooring board.

Here are our costs/prices based on the quotes we received from our chosen wooden flooring installers in June 2015:

FAQs

What are Engineered Flooring Boards? – Engineered floor boards have several layers glued together with a high-quality top layer usually several millimetres thick. These boards are less likely to warp, buckle or lift and can be used with underfloor heating.

What is the Difference Between Oiled and Lacquered Finish? – Oil is applied by brush and penetrates deep into the wood, it creates a waterproof barrier and will not peel, crack or blister off the surface. Lacquer is a liquid that dries into a hard shell on the surface of the wooden flooring.

Can the Flooring be Laid Over a Concrete Floor/Base? – Yes, but the concrete might not be level so a self-levelling compound may need to be put down first. A damp proof layer called a membrane should also be used.

What can Affect the Price/Cost of Wooden Flooring? – Having an unusually shaped room can increase the installation time and the overall cost.

    Hello,

    We have recently purchased 45m2 of solid wood flooring and need somebody to install it. Seemingly most installers only like to fit the boards they have provided. However, it would be great to understand approximately how much to just lay wooden flooring; without supplying the actual product.

    Hi, to fit 31m2 of solid oak 160mm flooring, we’ve been quoted £2200 and £2000. Job includes clearing out debris beneath the old floor boards, removing the old boards, insulating the floor space, laying the new floor, installing new oak skirting boards, sanding and oiling. We are in Staffordshite.
